How long does a closing take?

Many closings take about an hour, though timing varies with the type of transaction and how prepared the paperwork is. We’ll give you a realistic window when we schedule.

What should I bring?

Typically a government-issued photo ID and anything we’ve specifically asked for (for example, insurance confirmation or a personal check for incidentals). We’ll discuss what to bring as we near the closing date.

Do you work with buyers, sellers, and lenders?

Yes. Our practice focuses on residential closings for buyers, sellers, and lenders across Massachusetts.

Can we close remotely or by mail?

Often yes, when the parties agree to it. However, most transactions involving a lender still require the buyer to personally attend the closing to sign the necessary paperwork with an attorney. Tell us early if travel or scheduling makes an in-person closing difficult, and we’ll discuss options for your transaction.

How do wires work — and how do we avoid wire fraud?

Large funds are often sent by wire. However, email hacking and fraud are on the rise to fraudulently misdirect funds. Never rely on wiring instructions in an unexpected email. Call our office using a known phone number to confirm instructions before you send money. If anything looks off, stop and call us.

When do I get the keys or my proceeds?

Buyers generally receive keys after the transaction has funded as agreed and the deed has been recorded. Sellers receive proceeds according to the settlement statement, often the same day or shortly after, depending on how funds are disbursed.

What does it cost?

Fees depend on the transaction (purchase, sale, or refinance) and the services involved. We’ll provide a clear estimate for your matter — we’re happy to walk through it with you.
