What to Expect at Closing
Buying or selling a home in Massachusetts involves a lot of moving parts. Here’s a simple overview of what typically happens as you approach closing day with our office.
Before closing day
We’ll work with your realtor and lender (when there’s a loan) to gather the documents needed for closing. You may be asked for a photo ID, updated insurance information, and wiring or payoff details. Buyers often do a final walk-through of the property shortly before closing. We’ll confirm the date, time, and place, and let you know what to bring.
Who’s usually there
Depending on the transaction, closing may include the buyer, seller, realtors, a lender representative, and our office. Some closings are in person; others can be handled by mail or other remote arrangements when the situation allows — we’ll tell you what fits your deal.
At the table
You’ll review and sign the closing documents. For purchases with a loan, that includes the lender’s paperwork as well as the deed and related real-estate documents. Funds are transferred according to the settlement statement. When everything is in order, the transaction funds and ownership can transfer as planned.
Right after
The deed is typically recorded with the registry of deeds servicing the county in which the property resides. Buyers usually receive keys once the deal has funded as agreed and the deed has been recorded. Sellers receive their net proceeds per the settlement statement. We’ll follow up if anything else is needed from you.
